Fire safety and legislation is an area in which the FM (facilities manager, or facilities management) needs a good working knowledge. Firstly, the FM needs to be aware of safety aspects in terms of design and space planning. Secondly, the FM is often the duty holder for general fire safety of occupied space. The Building Act 1984 requires buildings to comply with various standards, which are published in the Approved Documents, to ensure health and safety compliance, energy conservation, and the welfare and convenience of disabled people. Building Regulations Approved Document B (Fire Safety) requires that the building is designed and constructed so that there are means of escape in case of fire from the building to a place of safety. A fire safety solution will look at providing a combination of active, passive and design features that achieve the required balance between the needs of the building design and those of safety.
