Fire safety and legislation is an area in which the facilities manager (FM) needs a good working knowledge. The Building Regulations Approved Document B requires that the building is designed and constructed so that there are means of escape in case of fire from the building to a place of safety. The principal document concerned with the fire rating of materials is BS 476 Parts 6 and 7. The Regulatory Reform Order (RRO) governs the fire protection and means of escape in all buildings in England and Wales. There are five main hazards produced by fire to consider when conducting the risk assessment: oxygen depletion, flames and heat, smoke, gaseous combustion products, and structural failure of buildings. There are essentially three means of evaluating risks: probabilistic, quantified or equivalency assessment. Fire drill is an opportunity to evaluate the effectiveness of the responsible person and the appointed fire wardens.
