The invention discloses cement mortar which comprises water and a solid raw material, and the mass percentage of the water is 10-20% based on 100% of the mass of the solid raw material; the solid raw material is prepared from the following components in parts by mass: 400 to 600 parts of cement, 400 to 600 parts of fine aggregate, 5 to 45 parts of modified mesoporous zeolite powder, 5 to 20 parts of natural asphalt powder treated by a cationic surface active agent, 3 to 15 parts of dispersible latex powder, 0.4 to 8 parts of a water reducing agent, 0.3 to 6 parts of an expanding agent, 0.1 to 1.2 parts of a plasticizer, 0.1 to 1.5 parts of an early strength agent and 0.3 to 10 parts of a retarder; wherein the modified mesoporous zeolite powder is prepared by modifying ZSM-5 zeolite. The invention also provides a preparation method of the cement mortar and application of the cement mortar as anchor sealing mortar in sealing an anchor recess of a concrete track board.
