This chapter summarizes the main findings on owners, contractors, construction goods, construction markets, and contracting. An owner of a construction project is in command from the beginning to the end. During the development phase, he must make a considerable number of decisions setting the boundary conditions for the project; this includes the basic project idea, the location and financing. Contractors find themselves most of the time in a highly competitive environment with strong pressures from better organized owners and suppliers. Construction goods are transitional contract goods where signing of the contract, production, and change of property rights at handover happen at different times. Since contract goods are traded and since it is impossible to completely define construction contracts, there arises most of the time the necessity to expand the contracts through change orders and claims. Contracting describes the processes and the outcomes that evolve when all market influences act together.
