- 24 A method of forming a building comprises: 5 specifying a palette of predetermined modular building unit types, wherein at least one of the types of modular building units is a perimeter type which comprises an internal wall adjacent to and inward of an external wall; determining the usage requirements of the building in terms of types of areas within the building from a plurality of predetermined available types; 10 determining the space requirements of the building in terms of the number of each type of the determined types of areas within the building and size of each type of area, where each type of area has a plurality of predetermined available sizes, the sizes available being smaller than, the same as or larger than a modular building unit; determining a composition of one or more of each of the predetermined types of 15 modular building unit and the number of each type of modular building unit to meet the determined usage requirements and determined space requirements; obtaining the modular building units according to the determined type and number; transporting the modular building units to a building site; and assembling the modular units into the building which comprises a continuous external 20 wall and a continuous internal wall adjacent to and inward of the external wall; wherein the external wall and internal wall of the building is formed by adjoining perimeter type of modular building units which are positioned in the building around the perimeter of the building so as to make the external wall and internal wall continuous. 14' "7-14"- ------ 14- -4 I || 1 _m] 14"I i 14' ---- 12'
