To provide a building performance evaluation system, a building performance evaluation method and a program capable of accurately evaluating the heat insulation property of each dwelling unit in a building.SOLUTION: A building performance evaluation system 4 has an acquisition unit 42, a calculation unit (first calculation unit 43), and an output unit 46. A building 1 has a lower floor 11, an upper floor 12, and an inter-floor part 13. The acquisition unit 42 acquires information on the outer skin of the building 1 and a sound-absorbing material 3. The first calculation unit 43 calculates the average heat transmission coefficient of the outer skin of a dwelling unit 14 based on the information of the outer skin and the heat insulation information when the sound absorbing material 3 is used as a heat insulating material. The first calculation unit 43 calculates the average heat transmission coefficient of the outer skin of the dwelling unit 14 assuming that a wall part 23 of the inter-floor part 13 belongs to the dwelling unit 14 of the lower floor 11 when the sound absorbing material 3 is disposed along a floor part 24 of the upper floor 12 and assuming that the wall part 23 of the inter-floor part 13 belongs to the dwelling unit 14 of the upper floor 12 when the sound absorbing material 3 is disposed along a ceiling part 22 of the lower floor 11.SELECTED DRAWING: Figure 5
【課題】建物における住戸毎の断熱性能を精度良く評価することができる建物性能評価システム、建物性能評価方法及びプログラムを提供する。【解決手段】建物性能評価システム4は、取得部42と、算出部(第一算出部43)と、出力部46と、を備える。建物1は、下階11、上階12及び階間部13を有する。取得部42は、建物1の外皮及び吸音材3の情報を取得する。第一算出部43は、外皮の情報と、吸音材3を断熱材としたときの断熱情報と、に基づいて、住戸14の外皮の平均熱貫流率を算出する。第一算出部43は、吸音材3が上階12の床部24に沿って配置されている場合、階間部13の壁部23は下階11の住戸14に属するとし、吸音材3が下階11の天井部22に沿って配置されている場合、階間部13の壁部23は上階12の住戸14に属するとして、住戸14の外皮の平均熱貫流率を算出する。【選択図】図5
